CBDT Notified Cost Inflation Index for Financial Year 2024-25 (AY 2025-26) is 363
The Government of India, Ministry of Finance (Department of Revenue), Central Board of Direct Taxes published in the Gazette of India, Extraordinary Notification No. 44/2024/F.No.370142/10/2024-TPL dated 24-05-2024 the Cost Inflation Index for Financial Year 2024-25 (AY 2025-26) is 363.

The cost of inflation index (CII) has been notified by the Central Government every year by notification in the Official Gazette. The cost of acquisition/improvement will, thus, be indexed with reference the rate of applicable for the relevant year. The Cost of Inflation Index is mainly used to compute Long term capital gain.

FAQ on Cost Inflation Index in India
What is cost inflation index?
The cost inflation index (CII) are fixed by Government of India in its official Gazette to measure inflation. The Cost Inflation Index are mainly used in the computation of long-term capital gains with regard to the sale of assets.
Thus, indexation helps reflect the actual value of the asset at present market rates, taking into account the erosion of value due to inflation. It may be noted that if the asset was purchased before 1981, the cost inflation index of the year 1981 i.e. 100 must be taken into consideration.
How to use Cost Inflation Index (CII) in determination of Purchase Price of Assets sold?
The Formula is as under:
Purchase Price of Asset Sold x [CII for the year the asset was transferred or sold ÷ CII for the year the asset was acquired or bought]
How is Cost Inflation Index Useful in Tax Planning?
When Cost Inflation Index used, it helps in tax saving by adjusting the purchasing price of the assets sold with the current market prices.

If a property is sold in FY 2017-18, what is the applicable CII ? The old rates applicable states that CII for FY 2016-17 is 1125. The new CII rates notified on 05/06/2017 effective from base FY 2001-02 states that these rates are effective from 01/04/2018, that is effective from FY 2018-19 onwards. So what happens to FY 2017-18 which is neither covered by the old rates of CII, nor the new rates of CII ?
I have purchased a house plot in 2006-07 and selling it in November 2017. What will be the CII? Is it the old rates or the new one?
This notification shall come into force with effect from 1st day of April, 2018 and shall accordingly apply to the assessment year 2018-19 and subsequent years.
Hence for the FY 2017-18 Cost of Inflation Index (CII) will be 272.
If a property is sold in FY 2017-18, what is the applicable CII ?
I am selling a plot of value 11 lakh in February 2018 (FY 2017-18). I have bought in October 2011 (FY 2011-12) in 4.83 Lakh. I have invested 65,000 Rs. (in FY 2013-14) in maintenance or boundary wall of plot.
Please let me know the CII applicable as per old rates of CII, nor the new rates of CII ?

I want you to clarify – Say I have to pay Rs 27,00,000 as Capital Gains Tax on the sale of the house property – The buyer has paid a sum of Rs 2,25,000 as TDS deducted on the sale value at the time of Registration of the property – Instead of paying Rs 27 lakhs LCG Tax – can I deduct Rs 2.25 lakhs TDS Certificate Form 16A – and pay only Rs 24.75 lakhs as LCG Tax?
A house property was peurchased at a cost of rs 2.5 lakh in 1994-95 If the same is sold in 2017-18 how to calculate the capital gain as per 1981 CII and 2001 CII. what is the conversion factor to arrive at rhe base price as on 2001. If the property sold is at a price lower than a the ready recknor rate whether gain or loss will be calculated please clarify. this is for academic interest only

Dear, MR,.K.P.RAVINDRAN, As per the Notification CII from F.Y 2001-02 to 2017-18 is already charted. As per the Revised Chart CII for 2017-18 is given 272. So, for a property sold in F.Y 2017-18, CII Calculation will not be a Problem.
